Summer Maintenance Checklist
Foundation, Basements & Exterior Walls
- Check basement pipes for condensation or dripping, and take corrective action, for example, reduce humidity and or insulate cold water pipes
- Check exterior wood siding and trim for signs of deterioration; clean, replace or refinish as needed
- Check for and seal off any holes in exterior cladding that could be an entry point for small pests
- Check the basement floor drain to ensure the trap contains water, refill with water if necessary
- Monitor basement humidity and avoid relative humidity levels above 60 per cent, then use a dehumidifier to maintain safe relative humidity
- Pressure clean pool deck, driveway and walks
- Remove any plants that contact, or roots that penetrate the siding or brick
- Repair any damaged steps that present a safety problem.
- Repair driveway and walkways as needed
- Check smooth functioning of all windows and lubricate as required
- Clean sliding door tracks with a silicone spray (not oil)
- Inspect window putty on outside of glass panes and replace if needed
- Lubricate automatic garage door opener motor, chain, etc., and ensure that the auto-reverse mechanism is properly adjusted
- Lubricate bi-fold and by-pass doors if needed
- Lubricate door hinges and tighten screws as needed
- Clean refrigerator coils and fan areas. Clean frost-free refrigerator drain pan
- Disconnect the dryer duct and vacuum lint from duct & adjacent areas
- Inspect electrical service lines for secure attachment where they enter your house, and make sure there is no water leakage into the house along the electrical conduit
- Trip circuit breakers and GFCI to ensure proper operation, else.contact electrician for repair
- Adjust sprinkler heads for proper coverage
- Vacuum bathroom fan grille
- Check security of all guardrails and handrails
- Clean and seal tile grout, and recaulk in bathrooms & kitchen, including sink with silicone
- Clean out exhaust fans as dust collects and is a fire hazard
- Deep clean carpets and rugs
